How to own & lease it?

Costs incurred for renting a property in Dubai
Security Deposit
- For unfurnished properties, 5% of the annual rental value
- For furnished properties, 10% from the date of securing the property
- The cheque of this amount will be in Landlord’s possession till the date/day you evacuate the property. The Landlord will clear all outstanding bills (if any) from the security deposit
- For rental value in case of 1-4 cheques, you’ll have to give the first cheque dated on or before the commencement of the Tenancy contract. Following cheques will be post-dated (PDC)
- You’ll have to pay 5% plus VAT (5%) of the annual rent when signing the Tenancy Contract as agency fee
- An amount of 220 AED incl of VAT as Ejari Registration
- Depending on the provider, down payment for DEWA, Gas, Air Conditioning and Telecom
- Lastly, you’ll have to bear moving expenses in case you are relocating from another property in Dubai
- For unfurnished properties, 5% of the annual rental value

Search for the best property in a suitable location

Property booking
After handpicking the perfect property based on your needs and budget, the price, number of cheques and the shifting date are communicated to the Landlord/Agent. According to the Title Deed, you may prepare a Security Deposit cheque in the name of the Landlord.
Tenancy Agreement
After making your decision about the property, comes the phase of rental price approval and terms. You don’t need to do anything here. ANW agents will prepare all documents required for a Tenancy Agreement.
Apart from the Tenancy Agreement, most parties in Dubai agree on having additional terms within the addendum. As we are technically equipped and aware of all the legalities, we’ll make sure that all the agreed-upon terms are listed within the addendum which is normally attached with the agreement.
Property inspection & safe move-in
Before you move into your new rental house, our in-house site inspection engineers will conduct a complete inspection of the property. Moreover, some properties and areas have moving policies like restricted days and times for moving in. Also, some require special permits.
Don’t worry about anything, we are here to assist you in this matter and gather all the required information for a safe and hassle-free move-in.
After handing over the signed Tenancy Agreement along with the payment cheques, you are now entitled to your rental and can have the keys.
